Morse Barnes objectives/T3 Role:
Morse Barnes found itself with a lease expiring, aged space and a growing firm out of space. The firm however liked its current location and landlord. The challenge was to find a solution that met all of its objectives and renewing and restructuring its existing lease was a viable option. The firm therefore needed a real estate advisor who could leverage the market and in a creative and aggressive manner negotiate with the firms' existing landlord. Morse Barnes interviewed several leading commercial real estate firms and selected T3 because of its unique “Tenant only” focus and exceptional track record.

T3 Results:
Strategic plan: T3 recognized that the Morse Barnes had been in its current location for many years and had not embarked on a facilities strategic plan in many years. T3 managed the process of helping the firm determine how much space it needed, what kind of space it needed and a establishing a facilities budget.

Architect Selection- T3 successfully managed the process of interviewing multiple architectural firms and helped Morse Barnes select an architectural firm for the project.

Real Estate Search- T3 successfully spearheaded a search of suburban Boston office space for Morse Barnes. Ultimately this market information was used to aggressively and creatively negotiate a long term lease renewal in with its existing landlord.

This was a complex project which included the firm moving to larger new space in the existing building. The Morse Barnes project ultimately came in on schedule and within budget and the firms partners are thrilled with the space.
