Adobe is one of the world’s leading software companies, headquartered in San Jose, CA. Publicly traded; Adobe aims to turn engaging digital experiences into more valuable interactions every day, across media and devices, anywhere, anytime.

BUSINESS QUESTION

In 2009, Adobe was looking for a way to stay competitive and continue to attract top tier developers and engineers in the Boston market. In conjunction with this strategy, the company was looking for alternatives to its current offices. Adobe wanted to do this also within the construct of a well thought out real estate strategy.

APPLIED BUSINESS APPROACH

Beginning with Allaire, through the Macromedia acquisition and finally Adobe, T3 has been working with Adobe and its predecessors for over ten years on real estate transactions in New England. 

T3 aimed to create a true destination experience for Adobe employees at this new building. After conducting an exhaustive search of the local market, the creative solution was creatively uncovered by T3’s Corporate Solutions Group at a new development site in Waltham Massachusetts. 

T3 helped Adobe model and analyze a buy-versus-lease scenario for the building and successfully negotiated a complex $50MM purchase for the 100,000 SF build to suit the project. 

Additional Transaction Services- Following the acquisition of Macromedia, T3 successfully disposed of over $50 million (220,000 sf) of excess real estate in suburban Boston for Adobe.
