COMPANY SYNOPSIS

Autodesk is a world leader in 3D design, engineering, and entertainment software and headquartered in San Rafael, California.

BUSINESS QUESTION

Autodesk was looking to create a ‘living lab’, showcasing how Autodesk products can be used to create a state-of-the-art office space with a premium on sustainability, employee productivity and satisfaction. In addition, AutoDesk wanted to find a location with maximum highway visibility that was no more than several miles from its existing location in Waltham, Massachusetts.

APPLIED BUSINESS APPROACH

T3’s Advisors Corporate Solutions Group was hired by Autodesk to lead the site search and deal negotiation. T3 worked carefully to understand Autodesk’s business objectives so that a real estate solution could be created to support and enhance the company’s goals. 

Location, visibility and total asset control were the three most significant variables related to this project affecting Autodesk’s business success. T3 was able to achieve all three with the selection of 1560 Trapelo Read in Waltham Massachusetts. Less than 2 miles from their current office space, the location was ideal. Located along Route 128 in suburban Boston, the site provided unusually high visibility to customers and investors. T3 successfully negotiated a complex long term triple net lease, giving Autodesk complete control of the building and construction process. This control allowed Autodesk to reach LEED Platinum certification and the creation of a site that could act as both an example and teaching tool.
