Company Synopsis

Affiliated Physicians Group (APG) is a wholly owned subsidiary of Beth Israel Deaconess Medical Center.  APG is a network of primary care physician practices providing individuals and families primary care services throughout the Greater Boston community.

Business Question

With over 30 separate physician offices spread throughout Greater Boston and an overall annual rent commitment of close to $3,000,000, APG was looking for a real estate advisors that could help them organize and coordinate the management of a larger portfolio of lease commitments and a partner to help them think more strategically about market coverage, brand visibility, office consolidation/expansion, and cost reduction.

Applied Business Approach:

Having been retained by APG, T3 assembled a team to review all of APG’s leases in order to identify “hot spots” in the portfolio that needed immediate attention.  T3 then provided oversight and coordination of 5 lease extensions and market research and transaction management for 2 new APG locations.

T3 helped APG clearly define its long term real estate and facility goals and is now providing proactive portfolio support to ensure that future placement and expansion of any APG office is carried out strategically and efficiently.  The combination of increased exposure and market coverage along with overall facility cost reduction has turned “a lot of locations” into an efficient and precise real estate portfolio.
