T3 Advisors Brokers 21,550 lease SF at 20 University Road, Cambridge, Mass.

BOSTON (March 24, 2004) -T3 Advisors, (www.t3advisors.com), a strategic real estate advisory
and brokerage firm serving technology, life sciences and venture capital companies, is pleased to announce that Gradient Corporations (www.gradcorp.com), has relocated its headquarters from 238 Main Street Cambridge to 20 University Road, in the Harvard Square area of Cambridge.

Under the five and a half year 21,000 square foot lease, Gradient Corporation, a consulting firm specializing in risk and environmental sciences, will open an office at 20 University Road, Cambridge, MA, occupying the building's fifth floor.

Roy Hirshland, president and CEO, T3 Advisors, represented Gradient Corporation. Jonathan M. Varholak, partner, Richards Barry Joyce & Partners, represented the Landlord, Carpenter & Company in the transaction
