WALTHAM, Mass. (December 6, 2005) - T3 Advisors, (www.t3advisors.com), a strategic real estate advisory and brokerage firm serving technology and venture capital companies, today announced that Q1 Labs Inc. (www.q1labs.com) has signed a two year extension for its sublease of 4,276 square feet at 1000 Winter Street in Waltham.
Greg Hoffmeister, Managing Director of T3 Advisors, represented Q1 Labs. Doug Adamian of Grubb & Ellis represented the landlord, Bessemer Ventures.
Q1 Labs Inc. provides network security management that integrates disparate network and security functions into one platform so organizations can find, isolate, prioritize and fix offenses before they affect the business. In addition to its offices in Waltham, Q1 Labs has an engineering group based in Canada and offices in Reston, VA and the UK.

They found several alternatives for us to consider in Lexington, Burlington and Waltham, but ultimately recommended we renegotiate this lease to gain maximum value financially and operationally.
