Technology Systems/Data Management

For many existing clients, our scope of services starts with a discussion around assessing the client's real estate portfolio and putting in place the most effective tools to assess and manage this portfolio.  Through extensive research our team has identified 40 technology platforms available to manage real estate portfolios.

Portfolio Reporting/ and Benchmarking

It is critical to establish the baseline of the client's existing portfolio. Utilizing accurate baseline information, clients can effectively measure portfolio metrics and performance.  Clients are then able to report to their management team using a dashboard comprised of accurate portfolio information and performance metrics. Effective and efficient reporting processes save time and money. As part of our portfolio review, we evaluate every lease and location, and identify cost savings opportunities.

Real Estate Expense Controls

T3 actively works with clients in a portfolio-wide approach to review  ongoing real estate and facility costs including operating expenses, property taxes, and utilities among others. T3 has successfully saved clients through  identifying landlord operating expense errors, client tax abatement opportunities, and identifying utility savings.

M&A Due Diligence/Consulting

T3 works with clients on real estate impact and planning scenarios for company acquisitions.  We discreetly and confidentially assist clients with market valuation reviews of potential target company portfolios, review potential portfolio synergies and redundancies, and advise on integration of facilities.
