T3’s Project Services Team has over 50 years of combined experience in the management and development of projects. These range in size and complexity from small-scale feasibility studies to large-scale mixed-use projects requiring complex permitting and phased build-out. Our advisory team is comprised of experienced owners, developers, and property managers. T3 also brings public sector experience to projects, further enhancing the depth of seasoned expertise to each project.
Property Due Diligence
T3 provides clients a variety of real estate due diligence services including zoning review, property infrastructure review, environmental assessment and property valuation. Our due diligence capabilities also include lease analysis and work letter review.
Oversee Project Programming/Needs Assessment
Successful projects begin with coordinated and organized programming and strategy. T3 manages this critical phase for clients with a multi-disciplinary approach that sources architects, engineers and other experts to assist clients in the planning process.
Oversee Construction
T3 acts as a client advocate through the design and construction process. We will manage the search and selection of construction firms and act as the client’s representative throughout the construction process. T3 has significant experience managing client schedule and project budget. T3 representatives attend construction meetings acting as the client's delegate and expert.
Relocation Management
T3 has the experience to help manage all aspects of a client's relocation. Our Advisory Services team has had experience with a wide variety of relocation projects. T3 acts as the point of contact for the project and will be the clients advocate in the process of hiring and managing all vendors (movers, IT/Tel Data vendors, furniture suppliers, etc.). Our team will ensure that the relocation comes in on time and on budget.
