By prioritizing AdHawk’s goals of flexibility and design, our team helped the company secure a short-term lease in New York’s tight real estate market that allows its rapidly growing team to scale comfortably.
With an office spread across multiple floors, a rapidly growing business, and unpredictable headcount projections, AdHawk needed a new space that could accommodate its growing team without overcommitting on term length or financial obligations. The team also wanted a more collaborative space on one floor that would align with the company’s culture and brand.
“We were looking for a partner that deeply understood the real estate market in Manhattan and also had significant experience working with high-growth tech companies. T3 met all of that criteria and more.”
By first understanding AdHawk’s business, growth, and cultural goals, we determined that flexibility and style were more important than cost and location. We helped AdHawk evaluate its different real estate options—sublease, direct lease, or serviced headquarters—and found a short-term option that would align with its established goals. We also chose and introduced AdHawk to a landlord that owns several buildings in a thriving neighborhood and would give the company the ability to expand within the portfolio over time.
By conducting surveys and onsite observations, we learned more about how AdHawk’s employees work and how they could best engage remote employees. This informed the space build-out and finishes, and ensured alignment of the team’s cultural goals with their new space.
“Finding the perfect office space in New York City is a painful and time-consuming process. Traditional brokers never listened to what we were looking for, and the truth was always obscured.
It’s a big reason why we were eager to partner with T3, and we’re excited to work with them again as our office needs change.”
